I recently had a conversation with a friend about ways to store savings. One of the good ones is buying property. For example, commercial. You buy premises, rent them out, get income once a month. Got tired - sold it for more. The problem, however, is that a good place in Moscow is expensive, not everyone can land "in concrete" 40-50 million.
What if we allow people to buy real estate in parts? Kind of like in all sorts of modern investment apps. You scroll through the catalog of objects, choose the one you like and buy a bit from it. Or you find other dudes, you cooperate and buy the whole room. Suppose there are 40 of you, ready to chip in 1 million each, and each of them gets a penny every month after renting out the premises. Well, or does not drip, if you did not find a tenant, but the money is safe. If you want them back - sell your share at the current market price.
Most likely, there will be additional expenses: commission to realtors, salary to accountants, some kind of lawyers will also be needed. Each of them can work on several deals, so you pay them all their salary out of your pocket. Just a little bit.
I don't know how feasible this is from a legal point of view, but the idea seemed funny to me. Perhaps someone somewhere has already tried to do this, but I haven't found it.
